Value: When you plan to have a customized home or even a garden suite, we have to talk about the house's value.

People easily see the visual value ignore the essential value or real value. 
Most builders give people visual value from luxury presentations, and there is no sales talk about what the actual house suppose to have.

What is the real deal with a new house consumer looking for? "Comfy" of the house; the question is, how do people measure comfy. Or do customers just get fooled by visuals as comfortable?

As technology Builders, we have to quantify the numbers to indicate the comfy. Customers may find it much easier to realize the number to explain a house. But they cannot distinguish between the nominal number or real number.
For example, The most important number of houses is R-value, which tells how warm or drifty your unit is in winter, like a jacket you wear. When three builders tell you their exterior wall has R-24, it seems the same value to you. Do they tell you the drop rate of their "R" value? The conventional builder may drop more "R" than other builders. 
For instance, they all tell you the nominal R-value is R-24 by building code, but the nominal R-24 in winter will dropped to real value at R-15 to R17 from a conventional builder. Other builders with different structures or materials may have the same nominal R-24, but it might drop to R-19 to R-22 only. Now you may see the actual difference among other builders at full explanation. So the building structure and materials apply the builder may cause different results by the same nominal R-value.    

Everyone gets the same TARION warranty for 2,3, and 7 years. Some builders will stretch longer for 10-15 years beside TARION regulated. Why does some builder extend their warranty? A builder likes to increase the value of a new house. How about 100 years to lifetime warranty? Sometimes real value can be invisible, such as high energy efficiency building, less maintenance and very lengthy warranties; they are hidden but essential.   

Let's get a more detailed example of energy efficiency: consumers ignore it; some new buildings may take 40% better energy efficiency than others. Those numbers need to be explained to customers. "How we can make such efficiency, but others are not." It is not because we have an excellent HVAC machine; we do with the most extraordinary 
building envelope. Tech builders construct an advanced structure to seal the airs exfiltration and infiltration of a house. It is important, and it always has been ignored.

People may not understand what PoE is and not know the energy efficiency or green building means. In reality, those are essential parts of a new home. As a tech builder, we are responsible for a detailed explanation to our customers.  

How about a luxury home? Luxury is a paste on the structure. It is not related to a good structure or a bad structure. It makes the house look good for pricy. For a new build, we recommend starting from the core value of a house instead of the visual of a house.  

In one sentence, we can ultimately explain the luxury, but we need lots of paragraphs to tell you how important the essential parts of the building are. When you weigh too much on luxury, ignoring the vital interests means clients lose focus on the house's value.
